yes i'm still here and thanks all i have been in severe pain with my knees. selling old house is a real pain showing with having to take 4 dogs to the park every time we show. workman's comp is fighting my case again so i have to go to ime's in january. brain functions not good, no comment caveey.
going to have knee surgery in 2 weeks. i have found that the barometric pressure in the moutaions at 4500 feet is 950 where the barometric pressure at sea level is near 1000. this means that less pressure pushing against the body and joints, had very little pain in the mountains.
unable to help julie much with green santa this year. and depression from pain and all thats going on is getting to be overwhelming.

dave, wow, it sucker-punched you! i'm so sorry to read of all the pain you have been in; i'm sure the knee surgery will help you. you've got my thoughts and prayers on your surgery!
if this is your 1st knee surgery, do everything the physical therapists tell you to do; really helped me tremendously with my left hip!
hope you don't get a blood clot after surgery like me; so painful and knee, leg, and feet were maxed out in size.
hope your christmas gift is your house will sell at that time from a northerner wanting a WARM WINTER home!

Dave, Find a Great 'Realtor'(to LIST the house with) and pack up the dogs and yourself and go back to the mountains where you feel better!!
Houses are selling slow,so I am told,,,so aggressively price your house and sell it quick,,,it hurts less!! THEY have 10 times the contact that you do!!

Bummer about the painful knees, that is no way to spend a bday.
Hopefully the house sells soon so that is one thing you can put behind you.
Good luck with the surgery and get some good pain meds.
Been thinking of you because I feel a root canal in my future with intermitant tooth pain but can't identify which tooth is the culprit.

thanksa all had other knee done last year arthro only. was walking with no pain next day. doc said he never saw anybody heal that quickly
i told him the inside of my body was sterile due to all the abx, antiviral, and antiyeast meds i was taking.
at 3 days he saw me and could not believe it was not even red.
but the sx did not really help. i am hoping that thisa surgery will balance my gate and take pressurew off the good knee.
will see this afternoon, neurologist tommorow and llmd on wed.
we have the house sold if the other people can sell their house. they want furniture and all, since it is all new, we have no reason not to sell it and just buy rooms to go furniture for the new house in wilmington,nc.
anybody know anything about wilmington,nc and cheap areas in oak island????????

Wow..when it rains, it pours. Always seems that when one thing goes wrong, it just snow balls. I do hope you can get the house sold, get workman's comp working and most of all, FEEL BETTER!
I found it interesting about your pain levels being less in the mountains vs sea level. Guess we all need to head to the mountains when pain starts hitting. Can we all come there, Doc Dave?

I'm so sorry to hear you're having a tough time again!
It seems like stress really takes it's toll on you. We need to figure out a way to take some of the stress out of your current situation.
There are professional dog walkers/sitters up here that will take dogs to the dog park for exercise. Maybe you can work something out with one of them, if they have them down there.
I once had a client empty a sink full of dishes into a laundry basket and, dressed in her bathrobe, take it with her in the car to drive around the block while an agent showed her home. Don't you know, that was her buyer! (I'm sure glad she didn't get pulled over! )
I gave up my Realtor's license. It was just too hard for an ethical, driven, perfectionist workaholic with Lyme, but please PM me if you'd like any thoughts or ideas. I'd love to be able to reciprocate, in some way, for the helpful advice you've offered me!
I'm sorry your birthday was lousy! I hope the rest of your year is better!

In my opinion, you are worse off with this buyer than before,,,reason I say that is now you still have to 'WAIT' to sell a house!!
PLUS you have NO control over the price they set or how hard they bargain.
I think the BEST way is,, if possible,, leave your house on the market telling them IF its still not sold by when they get theirs sold ,,,lets talk!!
IF you take yours off the market that long and then they say sorry,,we cant sell it for what we want... Then you have to start all over.
If they are REAL sure their house will sell,,,have them buy your house anyway,,,no contingencies with a swing loan. Then selling their house is their problem.(and they are double motivated)
Unless they way underprice their house in a VERY hot market(highly unlikely)
Are they so madly in love with YOUR house they wont say no??? And can they afford a swing??

When you sell a home to a buyer with a "house sale contingency" it should REMAIN ON THE MARKET. This also gives them incentive to move quickly when offers come in on the home they're selling.
A contract with a house sale contingency should have a RIGHT OF FIRST REFUSAL clause for the protection of the seller. A good Real Estate Attorney should do this automatically.
In the event that another buyer comes in without restrictions, the "contracted" buyer is usually given a 72(?) hour "right of first refusal".
If another offer comes in on the home, they are given notice and have 72 hours to decide (in writing) to waive the contingency & proceed with the sale. They can arrange a bridge loan or something to facilitate the purchase if they are unwilling to let the house go, otherwise they have to let you out of the contract to accept the new sale.
I hope you've got it covered.

no we do not have a contract of sale yet. they told the agent they will buy our house if they sell their house in time. the agent called at 9:30 this morning and wanted to show the house a 3rd time to a couple. then 3 hours later, wanted to show the house again,dogs and all because i was at the doctors.
got injection feels good now. no more surgery until knee replacement, too much osteoarthritis. its amazing they ,with all the technology,can't find a replacement for the meniscus (cartilage)
yes we can have a retreat at my house if you'd like in the summer as long as somebody sets it up. i can sleep 8 in house and 20 or so on the deck, if it doesn't rain.
