For the past year and a half my wife and I have been looking for a house.
There are many major problems we face which is making it extremely difficult to buy a house.
1. I'm disabled/on workers comp. 2. my wife can't get a job because she has to take care of a 2 year old and myself. 3. We have absolutely no money to put down.
We are currently living with my father-in-law and since I have been diagnosed with this disease it seems the funds are not there.
This disease has made it virtually impossible to get a house.
When I was working I could have easily made enough money for a down payment. We pay rent to live here and have consolidated all of our credit card debt due to this disease.
I have tried for FHA loans and the agents seem like they don't want to be bothered. I apparently make too much for section 8 so thats not a possibility.
All I want is to have a place to call our own, away from it all. Has anybody gone through this?

FmHA in your area??(thats not a typo) its a small town farmers home administration loan!!
any first time home buyer funds for housese there??
dont feel bad,,,nobody is getting MANY home loans these days,,,its harder to qualify and fit the programs.
Need excellent credit and regular large enough incomes.
Other way is to find a motivated seller of a home with low payments,affordable,and take it subject to their financing or terms with the owner!!

FmHA would have been available maybe ten years ago here. It used to be very rural.
Just like myself, from NYC I moved out here because it was cheaper.
So we have all the people from the city area moving out here and its building up quite a bit.
The only FmHA I know of is way far from me and my doc. I have called countless places and they don't want to hear it.
The best is when I tell them I'm 23 and disabled and on Workers Comp. They don't consider that a type of income and I get the " I'll Call you later" or " I'll look for something for you" and I never hear back.
I just want a home that I can afford! Most of "those" homes look like a bomb fell on them.LOL!! Ahh... I dunno??

hmmm, what about a 235 loan? it's something from the government but not sure what?
what about a program where you rent to buy? sometimes a for sale by owner would consider that.
sorry but you may have to stay in an apartment for while. this housing market is terrible.

Tried all the government stuff... We have considered renting to buy, but most of the places won't allow pets! Believe that!
I heard the market is bad, but I also heard that it may be good for first time home buyers...
We are trying very very hard to find something. We will have to see how it pans out.
You would figure that being disabled and very sick there would have to be some kind of grant/program for us really sick people, yeah right!

Too bad you weren't from Mass, houses out here where I live are selling for next to nothing! I bought my house 3 years ago right when the market was booming, paid way too much for it and now its worth NOTHING!
I wish I was a first time homebuyer right now. Good houses, low prices.. Good luck to you! House buying can be very stressful, but woth it in the end.

Yup we do have rural here! There are some great LLMd's up this way and its a nice area to live!! Been here my whole life so I'm a little partial!

I am trying to buy my first home for me and my daughter and 6 days before the closing I was
fired for attendance while recertifing my FMLA(been with the hospital for over 11 years).
Talk about a big blow..... I know it wasn't the right thing to do, but hoped the mortgage people
had gotten all their info on me. The day before closing the lender called and asked me if I quit
my job! I was devastated. I am still trying to get the house, but all the lenders are asking
for higher credit scores. Mine is low thanks to medical bills and LD. I was lucky enough to
still be able to work, but now I have lost my long time job and our health insurance. My
daughter and I both have LD. I know my situation is not very similar to yours, but the
financing thing is very frustrating!!!!! Good luck to you! I would think maybe a rent to own
might be good for you. Also maybe your pet(dog?) could be certified as a therapy dog in
some way then they have to let you have him/her. Just a thought?

Some rurals are places like, Charlton (where I live), Sturbridge, Spencer, Oxford, Southbridge (but probably wouldn't live there)Auburn, We are Central Mass, lots of nice places around here. Cheap too.
Rutalnd, Barre, Paxton... I could go on for days. Charlton is very nice and cheap. Great schools, everything!

My best advice: Don't move anywhere near rural Mass or CT.
This show suggested that rural MA, specifically the area within the I-395 - I-495 corridor, will become the worst place for lyme & co infection in the US over the next 10 years.
Even worse than Nantucket, with the highest incidence in the country.
Plus, we already have here some of the most virulent strains in the world.
It's impossible to forest walk even the communities immediately outside of Boston without picking up ticks. (In good weather.)
If you have any tendency what so ever towards chronic lyme, rural living is not recommended.
Also, DO NOT get an antique house with open fieldstone basement that lets mice into your walls.
If you insist, go as far north as possible, but take a look at incidence in Canada first.

Yeah my wife told me I was nuts looking at MA. I'm already too sick to be vulnerable and bit again! Plus I have 2 co-infections! Don't need anymore.... I'll move to Antartica!

Not to sound cruel, but for two people on a limited income and no significant savings for a down payment to get a loan in this financial climate is going to be next to impossible. To some extent higher risk home loans are what put the country in the position it is (the sub-prime meltdown).
Both commercial and consumer credit lines are locked up pretty tight right now, and nobody is sure where the bottom is.
Any chance of a family member getting the financing for you and giving you a rent to own agreement?

Yes we have relatives that can help out financially.
I think we are just gonna stay put for a while until we figure this all out....
